     In 1922, Don Felix Gochan, patriarch of the Gochan family, started acquiring real properties in Cebu. With the real properties he acquired, he pioneered the subdivision of large parcels of land into small residential lots for sale to middle-income families. He became known as the first real-estate developer of Cebu. Since then, many of the residential subdivisions in Cebu City, formerly known as Gochan Subdivisions, abound: Villa Aurora, Sun Valley, Happy Valley, Felina Village, Tisa Hills, Victor Village, Guadalajara Village, Bayanihan Village, Naya Village, San Jose Village and many others. The latest venture of the company, is the high-end housing project called, the Virginia Hills located in Banawa, Cebu City.

      The next generation saw Ambassador Esteban T. Gochan succeeding him in the real estate company. A lawyer by training, he started consolidating properties in the adjacent island of Lapu-Lapu Ctiy (Mactan), Esteban was able to acquire raw land close to 150 hectares (1,500,000 square meters) and established the Mactan Realty Development Corporation (MAREDECO), a sister company of Felix Gochan and Sons Realty Corporation. MAREDECO, which owns the Agus property, is owned and controlled by the children of Esteban namely: Atty. Louise Y. Gochan, Atty. Esteban Y Gochan Jr., Mr. Felix Y. Gochan III, Mr. Dominic Y. Gochan, Ms. Mae Gochan and Mrs. Virginia Y. Gochan. These directors own 100% of MARECEDO.

      In 1995, the mother company, the Felix Gochan & Sons Realty Corporation entered into a joint venture agreement with one of the biggest real estate developers in the Philippines, the Sta. Lucia Realty and Development Corporation to develop the Villas Magallanes Subdivision in Pajac, Lapu-Lapu City. This Class A Subdivision project has an area of 13 hectares complete wit basketball court, tennis court, clubhouse, swimming pool and a park.

      In 2006, Felix Gochan & Sons Realty started its first housing under Virginia Hills, a high-end subdivision located in Banawa in the heart of Cebu City.
